Summary of Position Responsibilities:
The Real Estate and Facility Manager, APAC is responsible for the company’s APAC Corporate Real Estate (CRE) portfolio management, CRE/Facility Management (FM) optimization, establish & manage CRE/FM budgets and its performance, establish/maintain leasing relationships, manage project vendor relationships, act as project manager, negotiating contracts and renewals, and ensuring that spending is consistent with contracts, agreements and budgets.

The key responsibility is to ensure real estate portfolio management are carried out in strategic planning manner to achieve better costing performance on the capital investment end, RE projects and FM services are provided at the required quality for the company’s best interest, while minimizing cost. This position also provides information and assistance to colleagues regarding general practices, and has in-depth product or industry knowledge, or other specialized skills, and will also support the company’s APAC colleagues with any facilities requirements they might have with regards to office projects and moves.

This position will be responsible for all the company’s leased or owned offices in APAC by reporting to the Global Real Estate Director based in the United States.


Major Position Responsibilities

1.Prepare the capital & operational budget and the fixed asset tracking system for the region. Achieve capital financial and operational results based on the annual facilities plan / budget set for the region.
2.Analyze headcount plans from various countries to plan for efficient office sizing.
3.Optimize the corporate real estate portfolio management in a strategic planning way by working with HR and BU leaders for the office real estate portfolio region-wise and/or country-wise in the region.
4.Lead and manage the office site selection, leasing, relocation, expansion, reduction and fit outs/project management in the region.
5.Research and analyze new office locations including help in negotiating leases, for renewals, expansions, downsizing
6.Effective management with timely and cost-effective delivery of new offices, relocations, expansions and/or reductions in compliance within the company’s standards. Manage Real Estate and Facilities capital and expense budget for APAC offices.
7.Manage the technical and financial evaluation regarding leasing and/or buying off office real estate in the region.
8.Work within lease administration portfolio to run reports to track real estate spend and useage.
9.Effective management of Facilities procurement practices including sourcing of goods and services, in cooperation with Vendor Management Office for contract management and conformance with the company’s standards and procedures
10.Manage vendor purchases, services, contracts and maintenance for APAC corporate and remote offices. During the office project phase, this could include such services but are not limited to: internet, telecom, conferencing, office maintenance, and real estate.
11.Maintain the contact list of technical service contractors for each office in the region for internal equipment repairs. Coordinate troubleshooting, repair, and payment.
12.Coordinate with Vendor Management and IT for critical services such as Internal network needs (LAN), telecom, internet and electrical wiring for office moves and expansions.
13.Examine, research, and authorize payment for services related to facilities and electronic infrastructure while implementing sound cost cutting solutions.


Required Skills:

Excellent oral and written communications skills including fluency in English.
Highly organized and analytical.
Ability to do research, organize information, report findings, and make sound decisions
Proficient in MS Word, Outlook, Excel
Strong knowledge of corporate real estate finance and real estate project management (office buildouts and moves)
Strong knowledge of logistics, Office leasing
Ability to work well with all relevant stakeholders i.e. real estate personnel, property managers, outside vendors, internal customers, and the corporate facilities team.
Skilled in process improvement
